CP12 gas safety certificates: what care home managers need to check before renewal

Annual gas safety inspections are a legal requirement under the Gas Safety (Installation and Use) Regulations 1998. Here is what the certificate must contain and how to verify your engineer is Gas Safe registered.

Why this matters

An invalid or lapsed CP12 is a statutory breach. CQC inspectors treat it as evidence of failure to meet Regulation 12 (safe care and treatment). Insurers may also refuse claims where gas maintenance cannot be evidenced.

What to do
  • 1Verify your gas engineer is Gas Safe registered before they attend site at gassaferegister.co.uk -- it is a legal offence for an engineer to do gas work without registration.
  • 2Check the CP12 records the date, address, all appliances inspected, defects found and whether appliances are safe to use.
  • 3Book renewal at least 4 weeks before expiry to avoid a lapsed certificate.
  • 4For older buildings, ask your engineer to pay particular attention to flue integrity and boiler room ventilation.
