Failure to maintain a Golden Thread of building safety information or to manage building risks as an ongoing process exposes operators to regulatory action under the BSR and may affect CQC readiness.
What to do
- 1Review whether your Fire Risk Assessment was conducted under updated post-Act expectations -- if completed before October 2023, discuss with your assessor.
- 2Establish a Golden Thread document: a living record of building safety information kept up to date and accessible.
- 3Confirm whether your building is higher-risk (18m+ or 7 storeys+) -- if so, additional BSR duties apply.
- 4Ensure any refurbishment or building work is assessed for compliance with the strengthened building safety duties.
