Care home building stock in England: 38% pre-dates 1980 new analysis

A CQC-commissioned survey of registered care home premises found that more than a third are housed in buildings constructed before current fire, accessibility and energy standards existed.

Why this matters

If your portfolio includes older stock, your maintenance and compliance obligations are significantly higher and your benchmarked spend should reflect this.

What to do
  • 1Identify which of your sites are pre-1980 and flag them for enhanced maintenance and compliance review.
  • 2Review whether your maintenance budget reflects the higher cost base of older buildings.
  • 3Check that your FRA, EICR and asbestos register are all current for any older property in your portfolio.
