When a survey is needed

A full hot and cold water system survey should be commissioned when the existing system schematic is out of date or missing, when the building has been extended or refurbished, when Legionella has been detected, when the Legionella risk assessment identifies significant gaps, or when a new responsible person is appointed and wants to understand the system fully.

What it covers

The survey involves a physical inspection of all accessible pipework, storage vessels, calorifiers, cold water storage tanks, pumps, valves and outlets. The surveyor produces an accurate schematic drawing, identifies dead legs, infrequently used outlets, potential cross-connections, and areas of inadequate insulation.

Using the outputs

The survey output feeds directly into the Legionella risk assessment and written scheme. Dead legs should be removed or flushed regularly. Cold water storage tanks that are oversized for current demand should be replaced or baffled. Pipework lacking adequate insulation in areas that could result in warm water temperatures should be lagged. All remediation should be documented and the schematic updated.
