LVT and sheet vinyl are not interchangeable specifications -- what wear layer, joint treatment and use class actually mean for a care home floor.
LVT (luxury vinyl tile or plank) and sheet vinyl are both PVC floor coverings but are specified for different reasons. LVT is chosen for its realistic wood, stone or parquet appearance in domestic-look areas -- corridors, lounges, bedrooms -- where a decorative finish matters more than a fully sealed, seamless surface. Sheet vinyl remains the correct choice for wet rooms, bathrooms and continence-care bedrooms, where heat-welded seams create a genuinely waterproof surface that LVT plank joints cannot match. Do not substitute LVT for safety sheet vinyl in a wet area on the strength of a similar-sounding product name.
LVT wear layer thickness (the clear PVC or PUR-treated top layer that protects the printed design) is the key durability specification, measured to BS EN 660-1/ISO 24340. For light-commercial care home use in corridors and communal areas, specify a minimum 0.30mm wear layer; for lower-traffic bedroom areas, 0.20-0.30mm is generally adequate. A thinner wear layer wears through faster under wheelchair and hoist castor traffic, exposing the printed layer beneath and requiring earlier replacement -- specifying on price alone without checking wear layer thickness is a common and costly false economy.
BS EN ISO 10874 (previously EN 685) classifies floor coverings by use class, combining domestic and commercial ratings on a single scale. For care home corridors and communal areas, specify a minimum commercial use class of 32 (commercial medium); for higher-traffic entrance areas and nursing corridors, class 33 (commercial medium-heavy) is more appropriate. Checking the use class against actual footfall and wheeled-traffic levels for the specific area, not just accepting a general 'commercial grade' description, avoids under-specifying a floor that will fail prematurely.
LVT plank and tile joints, even when well-fitted, allow some liquid ingress and can harbour bacteria over time -- this is the main reason LVT is not appropriate in clinical or high-spill areas. Where LVT is specified in a care home, some ranges offer a joint-sealing system (a liquid sealant applied along every joint after installation) that substantially reduces this risk; ask the manufacturer whether this is available and factor the additional installation step and cost into the programme and budget if the area has any spill risk at all.
Many LVT ranges are rated for use with underfloor heating, but with a maximum surface temperature limit (commonly around 27C) that must not be exceeded -- excessive heat can cause adhesive failure, plank curling or colour fading over time. Confirm the specific product rated maximum temperature against the underfloor heating system actual operating range before installation, and ensure the heating system thermostat is set with this ceiling in mind rather than left at a generic default.
