TMVs must be maintained and tested annually or more frequently where manufacturer guidance or the water risk assessment specifies. The test must confirm the valve is blending correctly and the temperature at the outlet does not exceed 44C for care home use.
Why this matters
A failed or incorrectly set TMV presents two simultaneous risks: scalding from hot water and Legionella proliferation if cold-side temperatures rise. CQC inspectors have flagged TMV maintenance as a specific gap in an increasing number of inspection reports.
What to do
- 1Maintain a register of all TMVs on site, with location, last test date and next due date.
- 2Commission annual maintenance by a competent plumber familiar with HTM 04-01 guidance check they test outlet temperature and record the result.
- 3If any TMV test result is outside tolerance, arrange replacement or recalibration immediately and document the action.
