Solar PV on care home roofs: electrical safety, maintenance obligations and what the DC isolator requirement means for you

Solar PV installations on care home roofs introduce live DC cabling that presents different risks from standard AC electrical systems. DC cabling remains live even when the inverter is off, requiring specific fire service isolation procedures. BS 7671 and MCS standards require annual inspection and periodic PAT of the AC side.

Why this matters

Fire and Rescue Services have issued specific guidance on PV system hazards in occupied buildings. A care home with a PV installation must have a DC isolator accessible from ground level and a fire safety information sheet in the meter room. Many installations pre-dating 2019 do not meet current requirements.

What to do
  • 1Confirm your PV installation has a DC isolator accessible from ground level outside the building this is an FRS requirement for fire intervention.
  • 2Ensure a fire safety information sheet (including system diagram, isolator location and system output) is posted in the meter or plant room.
  • 3Commission an annual inspection of the PV array, inverter, cabling and generation meter by a MCS-certified contractor.
  • 4Check your buildings insurance policy confirms that the PV installation is covered some policies require notification of a PV installation.
