Gutter clearance: how often, and why a skipped visit costs more later

Gutter clearance is priced on the platform as a routine attendance service (50-150 pounds for a smaller domestic-scale building, 100-500 pounds for a larger commercial building depending on height and access method) -- but the real cost of skipping it shows up elsewhere, in water ingress and masonry deterioration.

Why this matters

A blocked gutter overflows at the nearest low point, and that overflow runs straight down the external wall face below -- exactly the kind of sustained localised wetting that leads to the masonry defects, repointing failures and damp patches covered elsewhere in this guide series. It is one of the cheapest preventive visits on the platform relative to the repair costs it avoids.

What to do
  • 1Schedule gutter clearance at least twice a year as a baseline -- typically autumn (after leaf fall) and spring -- and more often where the building is close to mature trees.
  • 2Treat a gutter clearance visit as an inspection opportunity, not just a clean-out -- ask the contractor to flag sagging brackets, cracked joints or a failing fascia while they have access, so these can be picked up as a guttering-repair job before they become a full replacement.
  • 3For taller or harder-to-access commercial buildings, confirm whether the quoted method is ladder access or a vacuum/pole system -- this is the single biggest driver of the wide price range on the commercial gutter clearance rate, and affects how thoroughly the gutter can actually be checked, not just cleared.
  • 4Keep a simple record of clearance dates and findings per building -- a pattern of unusually fast re-blockage at the same location often points to a specific overhanging tree or a roof valley discharging debris into that run, which is worth addressing at source rather than just clearing more often.
